Economic Restructuring

Recruitment Package
To recruit new retail and businesses downtown effectively an informational and marketing package is vitally important. DDA has raised $4500 in private funds to produce phase I of this initiative. The Profile Reports are completed and available at the DDA offices and will be available in PDF format on the new Downtown Development Authority website on May 15th. JB White’s Building
Built in 1874, the White’s Bldg. will once again return as a thriving property in the heart of downtown Augusta. Horizon investments in Atlanta closed on this property in June along with the Doris Bldg. located next door.

The project includes 80 contempoorty residences from loft style to three-bedroom for sale beginning at $99,000. In addition 40,000 SF of office/retail space is available for rent. The front of the building will have large seating areas for restaurants and amenities include on-site parking, health club memberships and concierge service.

The DDA has applied for a Georgia Cities Revolving loan on behalf of the owners for long-term financing. This project and the Watermark will increase downtown’s living population by 30%. For more information, visit www.thewhitesbuilding.com.

Watermark Condominium Project
The Downtown Development Authority and Augusta Tomorrow played a crucial role in obtaining commission approval for the sale of the Pension Property to developer, Harry Kitchen.

The soil remediation is underway at the site located at Reynolds & 5th Street with an anticipated completion date of December 2007. The Foxfield Company recently announced exciting new changes to the site plan including 160 condominiums, a 150-room hotel, a 60,000 SF office building and renovations to the train depot for specialty retail.

This project will create 700 jobs and six million dollars in tax revenue over the next ten years. The closing date for the property is scheduled for January 2008 and construction will begin shortly thereafter.
